The First Floating Hotel Coming to Dubai Opens in 2026

The Kempinski Floating Palace is expected to open in 2026, anchored off Jumeirah Beach Road. Once it does, it will be a five-star, 163-key hotel complete with restaurants, bars, a spa, pools, boutiques, and banquet areas. The project features a main floating hotel surrounded by 48 luxury mobile Neptune villas, with an estimated market value of AED 1.6 billion upon completion. Each villa has the ability to cruise at 6 to 8 knots per hour, powered by engines that can operate on electric power while also handling waste recycling and water desalination. A connected floating helipad next to an impressive yacht parking deck for up to 16 yachts allows guests to arrive by speedboat, private vessel, or helicopter. The main structure sits under a glass pyramid roof, and nothing else like it currently exists anywhere in the world.
Kimpton Hits Business Bay for the First Time

IHG Hotels and Resorts has signed a management agreement with API Hotels and Resorts to launch the first Kimpton hotel in the UAE. Set to open in Q1 2026, Kimpton Dubai is positioned along the iconic Business Bay Canal, minutes from Burj Khalifa and Dubai Mall. The new hotel will feature 280 guest rooms including a mix of standard and suites, three unique dining concepts, and seven flexible meeting spaces including a ballroom. Guests can expect a rooftop swimming pool, spa, fitness centre, and curated retail outlets. This marks Kimpton’s debut in the UAE and only its second property in the Middle East after Riyadh.
The World Islands Are Getting Seriously Busy
Three distinct hotels are on the way to The Heart of Europe on The World Islands, and they could not be more different from each other.
Marbella Resort Hotel, Vignette Collection, scheduled for a grand opening in 2026, will mark a significant milestone for The Heart of Europe and is a partnership between IHG Hotels and Resorts and Kleindienst Group. The 150-room, five-star hotel will be surrounded by nature, with over 500,000 square metres of coral reefs introduced to the area. Guests can also expect a rooftop pool, private beach, and six European-themed dining options.

Then there is the Hygge Hotel, which takes a totally different approach. Also by Kleindienst Group, the hotel is set to open in the first half of 2027 and is built around the Danish concept of hygge, meaning contentment, comfort, and simple everyday joy. The 96-room boutique property is designed with soft textures, natural materials, and warm lighting throughout.

InterContinental Dubai – The Heart of Europe is a 466-key resort targeting a winter 2027 opening on the World Islands. It will be the archipelago’s first luxury family resort, with nine dining concepts celebrating Italian cuisine, a dedicated children’s club called Kingdom of Portofino, an exclusive ladies’ spa called La Donna, and a lobby housing 514 aquariums. The exterior, designed by New York-based HWKN Architecture, features a Teflon-coated fibreglass mesh curtain that moves with the breeze, creating what has been described as a living facade. Three hotels coming to Dubai’s World Islands alone says a lot about how fast that destination is growing.
DIFC Is Letting a Landmark Address

Janu Dubai will open in DIFC in 2027. The skyscraper will house 150 rooms, residences, and a private members’ club, and is being designed by Pritzker Prize-winning firm Herzog and de Meuron, developed by H&H Development. Extensive indoor and outdoor greenery, balconies with private pools, and terraces are all part of the plan, giving guests views toward the Burj Khalifa on one side and garden views on the other. It is a project from Aman Group, the same hospitality brand also bringing Aman Dubai to the Jumeirah 2 beachfront in 2027.
Jumeirah Is Going Quietly Next-Level

Rounding out the list is a property that is not trying to make noise but will absolutely make an impression. It is one of the quieter hotels coming to Dubai this decade, but the location at La Mer South makes it one of the most interesting. Jumeirah Asora Bay is coming to the La Mer South peninsula in 2029, with 103 rooms, 20 villas, and 29 residences offering anywhere from four to six bedrooms. Developed by Meraas Holding, the hotel is designed as a boutique-style property with an emphasis on suite layouts and branded residences. Amenities include fitness studios, a padel court, a private cinema, and a podium pool terrace.
